Our Philosophy
Hamletts seeks to provide our clients with a service offering beyond expectation and beyond limits. To promote our core property rental division through our revolutionary guaranteed rent scheme – affording clients rental consistency whilst assured that complete management is taken care of. Having a property guarantee scheme that ensures the property is handed back to the Landlord in excellent condition and a flexible long term tenancy agreement that boasts various cancellation options.

Effective property management is the key to asset performance and to improve liquidity. Hamletts manages over 300 tenancies with a capital value of in excess of £50 million. A key to effective management is to fully understand the client's objectives. This is achieved through regular contact and dialogue with those clients to understand exactly how our specialist skills will support them.

Maintenance
Hamletts have many years experience in inspecting properties in support of maintaining standards and the organisation of planned maintenance programmes. Though we specialise in individual residential properties, we can equally inspect and prepare programmes for large portfolios of buildings of mixed styles and ages. Our aim is to supply our clients with properties that are not only compliant in standards, but economic in value.
Hamletts have developed a purpose designed management system to ensure a consistent approach to the process of inspection, fault finding and planned maintenance programming, across the entire portfolio of properties that it manages. This process of data collection and distribution allows selected reviewing of the data by constructional element individual property, sub group of properties or summary information for the whole portfolio.
Hamletts have been managing regular cyclical repair works for managed properties and long term clients for numerous years and are capable of undertaking repairs of all elements of building fabric of whatever complexity.
Our property management standards are high and form part of a robust scheme with an emphasis on prevention that ensures safe and decent homes are sustainable in the long term. As in all our work, provision will be made for 24-hour emergency call out and advice for our key partners and clients.

Development
Hamletts have been involved in property development within all areas of London within the residential housing market. This has included acquisition, refurbishment, re-letting of residential properties, and working in partnership with local authorities and relevant stakeholders to ensure business plans are sensitive to local issues.
Our interests also include properties of a commercial nature and we are constantly looking to add to our portfolio of residential or commercial property and land.

Property provision
Hamletts have been working in partnership with local government and other statutory and voluntary bodies over the last 4 years in the supply and management of over 300 properties nationally. It is this expertise that has enabled Hamletts to become a leading supplier in properties across the East London Area.
Pre-requisite, Premises to be let (Minimum Standards for premises to be accredited)

The relevant legislation is the “Housing Act 1985 (As Amended)”, further information can be obtained on www.hmso.gov.uk.
  • The dwelling must be fit for human habitation, in a good state of repair having regard to similar properties in the area and not suffering from any matter which will materially affect the comfort of the tenant.

  • The dwelling, or part, must not be let to more persons than the permitted number.

  • The dwelling must be safe in all respects and expose occupants to unreasonable risks.


Gas Safety
In this regards the “Gas Safety (Installation and Use) regulations 1998, is relevant. In summary, Landlords have a legal obligation to protect the occupants from risks caused by poorly installed or badly maintained gas appliances and flues.
· Landlords must ensure that an annual safety check carried out on each gas appliance/flue;
· Landlords must ensure gas fittings and flues are maintained in a safe condition;
· Landlords must ensure that all installations, maintenance and safety checks are carried out by a CORGI (01256 372300) registered gas installer;
· Landlords must retain a record of each safety check for two years;
· Landlords must provide a copy of the gas safety check to Hamletts limited before any tenants move in.
· Landlords must provide instructions at the premises for the safe use of gas equipment.
* Please note that it is requirement of Hamletts limited that all landlords have
Their premises inspected yearly for any trace of Carbon Monoxide (CO).
You will be required to sign a declaration (as below) to confirm that it has been tested.

Fire Safety
· As a minimum standard battery operated smoke alarms should be fitted in each landing and hallway, they must be tested and batteries replaced at least every 12 month.
Electrical Safety
In this regards the “Electrical Safety (Installation and Use) regulations 1998, is relevant. In summary, Landlords have a legal obligation to protect the occupants from risks caused by poorly installed or badly maintained electrical appliances and services.
· Landlords must ensure that an NICEIC qualified contractor subjects all electrical installations and all fittings, which they provide, to an appropriate electrical safety check every 5 years (sooner if required by NICEIC certificate)
· Landlords must provide a copy of the electrical safety check to Hamletts limited before any tenants move in.
· Landlords must provide instructions at the premises for the safe use of electrical equipment.
· Landlords must ensure that electrical appliances are correctly fitted with an approved plug with sleeved pins (The plug and sockets safety regulations 1994).
Generally, landlords should check to see
· that access to live hot or moving parts must not be possible without the use of a tool;
· cable should be of the double insulated type with no basic insulation exposed;
· wiring should not be damaged in any way
· cord grips on appliances must be effective;
· All guards should be in place and effective.
Furniture & Furnishings
In this regards the “Furniture and furnishings (Fire)(Safety) regulations 1988, is relevant. From 1st March 1993 upholstered furniture included in lettings has had to comply with the above regulations. The regulations impose the same stringent standards as those applying to new and second hand furniture in shops.
· Landlords must ensure that any furnishing provided at the premises complies with the aforementioned regulation. Additionally Landlords must sign a declaration (as below) that they have checked all furnishing in the above regard.
